Finding the right property for you
Before you begin your property hunt, we recommend checking out the Student Advice and Support Service’s (SASS) information on guide to house hunting and viewing a property checklist.
Take time to consider all your options. Think about your requirements both as a group and as individuals in terms of things like who you want to live with, what you are looking for, money, travel and location.
#1 Don't be pressured to make early decisions
- Loughborough has thousands of rooms available for students, so there really is no need to hurry into making a decision. Wait until you are confident about the following aspects before renting a property.
#2 Think about who you really want to live with
- Friendship groups can change a lot in your first year. Waiting until Semester 2 to sign a rental contract allows you to really consider who you want to live with and who would make a good flatmate. Try to choose housemates with a similar approach to work, partying and tidiness.
#3 Think about location and travel
- It's a good idea to explore different areas around town to decide where you would like to live. Location and access to public transport makes a difference in rental fees and your costs for the year.
#4 Do the maths - can you afford it?
- It's important to work out what budget you have to live on. Check what utilities and bills are included in the property and what you might be paying yourself. Work out how much you spend on an average food shop, your commute into university and any other expenses you need to factor into your annual costs.
Once you find a property you're interested in renting
Make sure you #RentSMART and understand the details in your contract, your rights and responsibilities and any risks associated with signing up early.
Get your contract checked before you sign
Check out SASS’s information on what to look for before signing a contract. Don't sign a contract to a property if you are not entirely happy with it or if you do not understand certain aspects of it. to get your draft contract checked with an experienced housing adviser in our Student Advice & Support Service.
It is important to remember that once you have signed a contract you will generally remain bound by it both financially and legally, even if your circumstances change or you decide not to move in (unless you can find a replacement tenant).
The Student Advice and Support Service can provide advice and support on issues throughout your tenancy and has information available on moving in and living in the property and ending your tenancy and moving out.
